100.00 Deposit is required up front and only refunded if room key and kitchen door key is returned and room is found in exact condition when moving out. An inspection of room will be done at that time. TV must be working, sheets comforter washed and dried all trash removed counters all clean, mirrors clean, bed intact not broken. A cleaning fee of 50.00 will be taken out of deposit if room is left messy not in same condition found when moved in.
Also a notice must be given before moving out to be able to get deposit back.
There is ample parking spaces available first come, first serve.
Paid rent is non-refundable.
Washer and dryer located downstairs.
Clean towels and wash cloths provided.
It’s a two story house with 3 shared bathrooms one upstairs and two downstairs and a shared kitchen.
Also an Ole Smokey is out back. The shared kitchen comes with a new microwave plus another microwave, a dishwasher a refrigerator and a big freezer and a gas stove.
Rules of the House:
1. Must be respectful of owners.
2. Must be able to get along with other renters and be respectful towards them.
3. Must have proof of steady job and a vehicle.
4. Must clean all messes and leave bathroom, kitchen and room areas clean and orderly at all times.
5. Absolutely no drugs or excessive alcohol allowed.
6. Rent must be paid in full on date it is due every week or you will be evicted
immediately waiving all eviction notices.
7. Paid rent is non-refundable.
8. Loud noises or loud music are not allowed.
9. Only one visitor is allowed inside house and if they stay overnight must pay 100.00 extra per week.
10. Stealing from other renters is grounds for eviction.
11. No storing old tires or any debris outside house or it will be trashed.
12. No changing oil or washing vehicles on property.
13. Washer and dryer to be used with care never overloading them. No washing or drying change, lighters, tools, buckles, belts, shoes or heavy items that tear equipment up.
Empty pockets of everything loose change lighters... before washing. Clean out dryer screen after using dryer. Please do not open windows in bathrooms as it lets hot or cold air inside house.
14. No smoking is allowed inside house
15. No messing with TV’s settings or unhooking TV’ s as they are already set up.
16. Do not put grease or any food down the kitchen sink drain. We do not have a working garbage disposal. Leftover food and grease goes in trash can.
17. Please put all used toilet paper in trash cans as toilets stop up very easily.
18. The shower in downstairs front bathroom operates from the bottom of the actual faucet lip. First you turn water on then you pull downward on the lip of the faucet and the shower comes on.
19. Hold on to your house and room key if you lose them you will be responsible to buy new locks with new keys to replace them.
20. No children are allowed it’s a working men’s boarding house only.
21. No pets are allowed.
22. Not responsible for hurricanes, tornadoes or flood damages.

Anyone violating these rules listed above will be evicted immediately even if rent has been paid, waiving all eviction notices.
A waiver of eviction agreement must be signed by all renters before moving in.
